CR Properties provides holistic property services to buyers and sellers. As a boutique estate agency, we pride ourselves in developing personal relationships with clients and strive to provide cost effective and excellent services within our dedicated fields of expertise. We are regulated by the Legal Practice Council and therefore we are held to the highest statutory regulations, professional industry standards, ethics, and codes.
CR Properties is the property department of a large law firm, known as Cavanagh and Richards Attorneys, situated at Centurion, Randburg, and Witbank. We specialise in the marketing and selling of upmarket residential property. Our team currently comprises of various experts in different legal fields and also a team of professional and competent attorney agents. As a result, our team is equipped to render professional property services which include legal advice to buyers and sellers, marketing and selling of property, drafting of the offer to purchase and attend to the transfer and registration of property (if appointed).

Prior, during and after-sale services

Residential real estate property is a big investment that requires accurate and honest advice by your attorney agent to facilitate informed decisions. Therefore, it is important to duly note our services prior to, during and after-sale.

Before

Prior to the sale of a property we as attorney agents will:

• Assist with the valuation of property and list property on well known marketing platforms.
• Market your property using modern technology including existing client database, internet platforms, social media, and other digital platforms.
• Draft a client specific offer to purchase in accordance to clients' needs to protect our clients' interest at no extra fee.
• Provide legal advice on any issue related to the sale of your property at no extra fee.
• Provide recommendations for home inspection services, if needed, at no extra fee.

During

During the sale of a property, we as attorney agents will:

• Attend to the facilitation and finalisation of the purchase/sale of any property.
• Ensure that all documents are properly drafted and signed by all parties.
• Handle and solve any problems that may occur at the finalisation of any sale and purchase transaction.
• Attend to the entire conveyancing process (transfer of property) if appointed.
• Effective and timeous registration in the Deeds Office.

After

After sale services, we as attorney agents will:

• Handle and solve disputes arising from the sale of your property, under separate mandate by seller/purchaser.
• Attend to any litigation which may arise from the sale of a property under a separate mandate.
• Draft rental agreements or any other relevant agreements that may be required, under a separate mandate.
• Offer after sale advice to ensure a fluent hand over process of the property from the seller to the purchaser.

Ross Richards

DIRECTOR (LLB, LLM)
Mr. Richards is a Director and co-founder of Cavanagh & Richards Attorneys and has obtained his Baccalaureus Legum (LLB) and his Masters of Law degree (LLM).
He is admitted and registered as an attorney of the South African High Court and leads the CR Properties team.

Lynn-Marie Groenewald

ASSOCIATE (LLB, MSC REAL ESTATE) (CONVEYANCER/NOTARY)
Ms. Groenewald obtained her Baccalaures Legum (LLB) degree at the University of the Free State and her Master of Science (Real Estate) (MSc Real Estate) degree at the University of Pretoria.
Ms Groenewald is an admitted attorney, conveyancer and notary public and is part of the executive management of CR Properties.
