OPEN MANDATES RESTRICT SELLING POTENTIAL - Many homeowners offer their properties for sale through estate agencies on open mandate, meaning they don't make any commitment to pay commission or even agree to a sale at a preagreed price. "Find me a buyer and then I'll deal with you" sounds like a good way of keeping your options open, but it is usually only poorer agencies who will accept such mandates. The successful, professional and experienced agencies will only accept signed sole or multilisting mandates. Like private selling, you're going to suffer in not getting adequate exposure.
